For Developers

Your land. Our standard. A Credit Pool that funds it.

You do not need another lender. You need an asset a lender can underwrite without a committee guessing what the build will actually cost.

The bind you are in

The facility is drawn before the programme is proven.

You already know the sequence. The build slips, the carry runs, and the refinancing arrives before stabilisation does. Then the survey finds what the drawings did not — and the retrofit is priced into a market that has already decided your asset is brown.

  • CapEx variance is not a contingency. It is interest.
  • Delay does not stay on the programme. It shows up in coverage.
  • Late decay discovery is a refinancing event, not a maintenance item.

The Parametric Asset Development Program

A financing structure, not a construction contract.

The Program puts a Credit Pool in front of the build and the standard in the middle of it. You stop negotiating the cost of uncertainty after it has already been spent.

  1. The Credit Pool funds the development

Land-inclusive, raised against the Program's standard rather than against a pro-forma.

  2. You build under T.R.E.S.

Specification, sequencing and evidence requirements are set before mobilisation, not negotiated during it.

  3. HOMNOX orchestrates execution

Robotic partners, parallel workflows, digital-twin synchronisation, and variance held inside a measured band.

  4. The record is produced as you build

Digital Birth Certificate at completion, telemetry from the first day of operation.

  5. Refinancing is priced on the record

Not on your track record alone, and not on a broker's view of the market.

The terms, plainly

What you commit. What you get. What you pay.

You commit

An eligible asset, the land or entitlement behind it, and adherence to the standard and the execution process for the duration of the build.

You get

Construction capital from the Credit Pool, an execution layer that protects your carry, a completed asset with a verifiable record, and access to the refinancing cycle that record supports.

You pay

A licensing fee on the standard and the execution layer. The Credit Pool carries the construction economics. We do not take a developer's equity to fund our own position.

Fit

We would rather disqualify a site than discover the mismatch at mobilisation.

  • Eligible. High-specification low-rise mixed-use, master-planned villa districts, and brown-to-green retrofits at four storeys or less.
  • Geography. United States, United Arab Emirates, and — in later cycles — the European Union.
  • Not eligible. High-rise gateway towers and industrial build-to-suit outside the standard.

If your asset is outside the envelope, we will tell you on the first call.

How to enter

Six steps, in this order.

  1. Submit the asset

Location, entitlement, intended use, and the reason the current financing has not closed.

  2. Eligibility review

We test the site against the standard and the Program envelope.

  3. Letter of intent

Non-binding, asset-specific, and the trigger for Credit Pool assembly.

  4. Credit Pool

Capital is raised against the Program, not against your balance sheet.

  5. Build

  6. Refinance

Next step

Submit the asset before you submit the drawings.

The earlier the site enters the Program, the more of the carry the structure removes.
